Water-damaged homes represent a high-risk, high-reward opportunity. However, with the proper involvement of experienced professionals, you may end up with just the home you were hoping for, or even more home than you otherwise would have been able to afford.


The Walters knocked a few holes in the walls and ripped up some carpeting. They found multiple signs of water damage: stains inside the walls and on the subfloors, rotted wood, mushy drywall. Black residue coated tack strips, subfloors, the back of the drywall and the vapor barrier and insulation.


The Midwest is ripe for black mold, called stachybotrys, said Jack Dwayne Thrasher, a specialist with the nonprofit Global Indoor Health Network and retired UCLA professor who specialized in mold and other toxins, said. Black mold can cause myriad health problems, including severe allergic reactions, asthma and even lung and neurological damage.


Several contractors who were interviewed by The Star found signs of past repair and leakage throughout the home, through siding, windows and into the crawl space. There were other problems, too. The yard's grading allows water to flow toward the house, instead of away from it, they said. A downspout drains directly into the crawl space entrance, stopped only by two wooden boards covering the opening.


The costs the Walters have been quoted are staggering: $15,000 to remediate the mold in the house and another $1,000 to remediate possessions that they'd already moved into the home, upward of $75,000 to fix windows and siding; and more unspecified costs to fix floors and walls torn up to remove the mold. Even half that cost, Dan Walter said, would be more than they can afford.


"In my opinion, it seems as if there was a lack of follow-through on the part of Mr. Walter," Surette said. "He was given a fairly detailed report, issues with siding and trim and windows and mold, and he did some things, but then he never had us come back out to reinspect and verify that things were done in a good, proper workmanship manner."


The Walters contacted their insurer, State Farm. State Farm offers limited coverage, a spokeswoman told The Star, for mold damage in states where it's required by law, including some in the South and the Northeast. However, State Farm homeowners' insurance polices in Indiana exclude coverage related to mold because it's considered an issue of neglect.


The Walters contacted their real-estate agent and his company. Century 21 Scheetz has offered to view the damage and help the Walters choose a reliable but cost-effective contractor and mold remediation company to fix it.
